تناول البحث مفردتي الاستثمار واستدامة التراث العمراني، لا بكونهما متضادين (يمثل الاستثمار حالة الانعتاق عن هذا التراث)، وإنما بوصفهما مركبتي التطوير من خلال تطويع التراث العمراني لمواكبة متطلبات الحياة المعاصرة مع الإبقاء على الصورة التقليدية للتراث، يمثل الاستثمار أداة التطوير فيه.
ان الاهتمام بالتراث العمراني واستدامته بوصفه فعاليةً اقتصادية بالمعنى الأعم ومشروعاً استثماريا بالمعنى الأخص، يتطلب تطوراً في قراءة قيم التراث لتشمل القيم الاقتصادية فيه والتي تعد من الدراسات الحديثة التي تبنى عليها الجدوى الاقتصادية للاستثمار في مشاريع التراث العمراني بغية استدامته.
تمثلت مشكلة البحث في: الحاجة الى تعميق المعرفة في طبيعة الدور الذي يلعبه الاستثمار من خلال اعادة الاستخدام في استدامة التراث العمراني. يهدف البحث الى: تعميق المعرفة في علاقة الاستثمار باستدامة التراث العمراني من خلال اعادة الاستخدام. من خلال فرضيته المتمثلة في: إن الاستثمار الامثل في التراث العمراني يكون من خلال أعادة استخدام هذا التراث وهو الاسهام الامثل في استدامته.
تم تقصي هذه العلاقة والتعزيز بالأمثلة المحلية والعربية والعالمية للتوصل الى إن إعادة الاستخدام بوظائف سياحية أو ثقافية مطلوبة لدى المجتمع المحلي تعد الطريقة الاقتصادية الأمثل لاستدامة التراث المعماري لما توفره من تمويل ذاتي لمتطلبات الاستدامة، وتسهم في جعل هذا التراث حيوياً وفاعلاً في الحياة الاجتماعية، فضلا عن المنافع المجتمعية المترتبة عليه.
